The three packages we actually build
1. Smart Lighting Starter – $3,500-$10,000
Lutron dimmers, keypads and scenes in your main living areas. In a renovation or new build this is the highest-impact dollar you can spend on how a home feels. Includes design, licensed installation and programming.
2. Whole-Home Lighting + Shades – $15,000-$40,000
Lutron RadioRA 3 across the house plus motorized shades where the sun actually hits. Shades are the biggest variable: figure $1,200-$1,600 per window supplied and installed (full detail on our shade pricing page). Scene keypads, schedules, and vacation modes included.
3. Full Estate Automation – $40,000-$100,000+
Everything above plus Josh.ai private voice control (software plans run about $4,300), UniFi enterprise networking, PoE cameras, whole-home audio and theatre. This is the “say goodnight and the house handles it” tier.
What moves the number
- Open walls vs retrofit – new construction and renos cost meaningfully less per device; firm numbers only come on open-wall work
- Shade count and fabric – the single biggest line item in most projects
